It is tempting to treat waterproofing as a low priority in a city that sees little rain. The damage we are called to repair says otherwise — and very little of it comes from rainfall.
Where the water actually comes from
In Riyadh, most seepage originates inside or below the building rather than above it:
- Wet areas — bathrooms, kitchens and plant rooms — where a failed membrane moves water into the slab and out through a neighbouring wall.
- Below-grade structures in contact with groundwater or irrigation.
- Irrigation and landscaping against a wall, which delivers water daily and indefinitely.
- Roof drainage that ponds, so the few heavy rain events find every weakness at once.
Because the source is usually continuous rather than seasonal, damage develops quietly and is discovered only when a finish blisters or salts appear.
Details fail before membranes do
A membrane rarely fails across its open field. It fails at the interruptions:
- Floor drains and penetrations, where the membrane must be dressed into the fitting rather than stopped at it.
- Wall-to-floor junctions, which need a coved fillet and upstand, not a square corner.
- Pipe sleeves and conduit, each an unsealed path through the barrier.
- Construction joints and cold joints in the slab.
Specifying a good product and detailing these badly gives a failed installation with an excellent datasheet.
Sequence and testing
Waterproofing has one honest test: flood the area, leave it, and inspect from below. A flood test costs a day and finds the problem while it is still cheap. Skipping it defers discovery to after the tiling, screed and ceiling are in place, and multiplies the repair cost.
Sequencing matters just as much. Waterproofing goes on after substrate preparation and before finishes — never as a remedial layer over tiling, which cannot bond properly and hides the failure.
Repair means removing the cause
Injecting a leaking crack without addressing why water reaches it produces a repair that fails again nearby. Effective remediation traces the source, deals with drainage or irrigation, then reinstates the barrier with the details corrected.
